It’s gratifying when issues, particularly challenging ones, move beyond the talking stage into the action phase. Addressing the state’s housing shortage is one of those issues. The level of engagement regarding the lack of affordable housing, especially, demonstrates that towns in the Monadnock Region are taking the problem seriously. Three communities in the region, including Keene, recently received a Housing Champion designation from the state for efforts to address the housing crisis. Hinsdale, Jaffrey and Keene were among 18 communities in the state recognized by the N.H. Department of Business and Economic Affairs (BEA) for their efforts to support “affordable, accessible and sustainable” housing development. With a Housing Champion designation, communities become eligible to apply for grants. This good news comes at a time when suitable housing is out of reach for many. The median price for a single-family home in New Hampshire has topped $500,000 ($373,850 in Cheshire County), and the median monthly rent for a two-bedroom apartment including utilities has reached $1,833 ($1,455 in Cheshire County), according to the N.H. 2024 Residential Rental Cost Survey Report. The state Legislature created the Housing Champion Designation and Grant Program in 2023 and allocated $5 million to help municipalities create more housing. The BEA administers the designation process and related programming. Communities are invited to apply for the designation, which opens the door to funding for infrastructure and per-unit production. To qualify, communities must provide documentation demonstrating that zoning and land-use regulations promote workforce housing and that the community trains members of land-use boards regarding applicable procedures and laws. Communities must also show they are implementing sewer and water infrastructure improvements, as well as public transportation and walkability infrastructure such as sidewalks. Keene earned high marks for steps taken to address housing needs, including zoning updates, infrastructure investments and stakeholder training. Amendments to zoning and land-use regulations have been part of the city’s plan to encourage housing development, such as above-the-store apartments and so-called Cottage Courts for small-footprint housing. The city also has plans to embark on a major downtown infrastructure upgrade. Keene Planning Board members say they’ve seen a growing interest in the new Cottage Court designation, according to a recent report by The Sentinel’s Abigail Ham. Last week, the board approved an architectural plan to renovate a multifamily home on Roxbury Street under the Cottage Court designation. The three-story building will include four units — one more than zoning would normally allow. Earlier this month, The Sentinel’s Rick Green reported that former Keene Mayor George Hansel and businessman Jared Goodell are planning to build 17 small apartments in vacant office space on the second floor of the Silk Mill building, which they own as Emerald Development LLC. Noting a strong demand for smaller, affordable apartments, Goodell said he also has projects underway to add residential units along Marlboro Street. And in September, Keene Housing broke ground on a project at the old Roosevelt School on Washington Street that will add 30 rent-subsidized units to the city’s rental stock. These are just a few of the housing projects underway in the region. In Peterborough, Catholic Charities NH, along with community partners, broke ground in October on its Vose Farm Residences, a 96-unit mixed-income housing development. The first units are slated to be ready for occupancy in 2026. Avanru Development Group’s Swanzey West Apartments, an 84-unit complex along Route 10 completed this year, is already fully leased, according to the Monadnock Economic Development Corp. The town of Swanzey has approved well over 400 multifamily housing units since 2020, says Town Administrator Michael Branley. This may seem like a lot of development at once, but creating enough housing to meet the need is a tall order. The city of Keene alone needs about 1,400 new residential units to meet rising demand over the next decade, according to a Housing Needs Assessment published in 2023. A Saint Anselm College survey this year found that 75 percent of New Hampshire voters polled say their communities need more affordable housing, and 61 percent think that multifamily housing should be more widely available. Additionally, 59 percent say they want more affordable homes in their communities and neighborhoods. “We have to attack this housing problem from all angles,” Hansel said. Russia has reports that the US and the UK might be implicated in supporting the al-Qaeda-affiliated militants currently on the offensive in Syria, Foreign Minister Sergey Lavrov has said. Hayat Tahrir-al-Sham (HTS) terrorist group, previously known as Jabhat al-Nusra, launched a surprise attack from Idlib last week and has since taken Aleppo and Hama. US journalist Tucker Carlson asked Lavrov who was supporting the terrorists in Syria, during the interview that aired on Thursday. ”Well, we have some information,” Lavrov said. “The information which is being floated and it’s in the public domain, mentions, among others, the Americans, the Brits. Some people say that Israel is interested in making this situation aggravated so that Gaza is not under very close scrutiny.” “It’s a complicated game. The Utah, a battleship, was moored at Pearl Harbor when Japanese planes began bombing the Hawaii naval base in the early hours of Dec. 7, 1941, in an attack that propelled the U.S. into World War II. Upton told The Associated Press in 2020 that he had been getting ready to shave when he felt the first torpedo hit the Utah. He recalled that no one on board knew what made the ship shake. Then, the second torpedo hit and the ship began to list and capsize. The then-22-year-old swam ashore to Ford Island, where he jumped in a trench to avoid Japanese planes strafing the area. He stayed for about 30 minutes until a truck came and took him to safety. Upton said he didn’t mind talking about what happened during the attack. Instead, what upset him was that he kept losing shipmates over the years. By 2020, there were only three crew members of the Utah still alive, including himself. There were an estimated 87,000 military personnel on Oahu on the day of the attack, according to military historian J. Michael Wenger. After Upton’s death, there are only 15 still alive.

DexCom Medical device company DexCom (NASDAQ: DXCM) specializes in the diabetes care space. Its continuous glucose monitoring (CGM) devices are used by diabetes patients around the world to track their blood sugar levels and manage potential adverse events. Shares of DexCom have plummeted in recent months, and are now down by about 40% year to date. Though the company is still in solid financial shape, its revenue growth has slowed over the last few quarters. This happened for a few reasons, most of which appear to be short term in nature. For example, an unexpected spike in the number of patients using rebates for its flagship G7 CGM has resulted in rebate eligibility over a schedule that was three times faster than the company experienced with its predecessor device, the G6 CGM. Other factors such as restructuring of its sales teams amid shifts in its product lineup, and lower-than-usual performance in its durable medical equipment (DME) channel have also impacted revenue. Management broadly expects these complications to subside in the coming quarters, and it's actively working to expand its DME partnerships with distributors. Some portion of the stock's decline is also a reflection of investors' expectations that the widening use of GLP-1 drugs in diabetes care may reduce the long-term utility of CGM devices. However, therapeutic options like GLP-1 drugs do not replace the need for a CGM, and these devices continue to provide a range of use cases for the diabetic population as well as pre-diabetic individuals. In the third quarter, DexCom's U.S. revenue declined by 2%, while international revenue rose 12%. Overall revenue was $994 million, up 2% year over year. Management has said that rebate eligibility likely peaked in Q3, so that impact to its top line should not be surprising. Bear in mind, DexCom is still very profitable. Net income for the quarter totaled $134.6 million, which was a healthy 12% increase from the year-ago period. DexCom finished the quarter with $2.5 billion in cash and cash equivalents on hand, and it brought in about $535 million in free cash flow over the trailing 12-month period. DexCom also just launched Stelo, a new biosensor for adults with prediabetes and type 2 diabetes who are not on insulin. It's the first over-the-counter glucose biosensor in the U.S. In sum, this is not the tale of a dying business, and investors who are in it for the long haul could find this a wise time to buy shares on the dip. 2. Revolve Group Revolve Group (NYSE: RVLV) , too, has had to contend with difficult investor sentiment. While shares of the e-commerce fashion company are actually up about 100% from the start of 2024 at the time of this writing, the stock is still down by about 170% from the all-time high it reached in November 2021. The recent consumer spending environment has been tough on many online retailers, and this has impacted Revolve's financial growth. However, the company, which targets everything from affordable to premier luxury, has stayed the course, relying on the power of its long-standing marketing partnerships with influencers, artificial intelligence solutions that underpin its platform, and a diverse range of brands to drive business growth. Sales are still growing steadily, and Revolve Group is also profitable. As of the end of the third quarter, its trailing 12-month active customer base had grown by 5% year-over-year to 2.6 million individuals. Net sales in Q3 came to $283 million, a solid 10% bump from one year ago. Broken down by segment, the Revolve segment generated sales of $243.4 million, up 12% from one year ago. The company's in-house premier luxury brand, FWRD, had revenue of $39.7 million -- down by less than 0.5% year over year. More impressive was Revolve Group's net income.
